Members of the Dayton Planning Board, the Lyman Planning Board, and residents of Dayton and Lyman met at 6:30 PM at 535 Goodwins Mills Road, Dayton, to walk the site of the proposed 13-lot subdivision. Nancy Harriman announced that a public hearing regarding the subdivision will be held on Monday, June 5th, 2006 at the Dayton Town Hall at 6:30 PM.

Andy Morrell of BH2M presented a sketch plan of the proposed subdivision and answered questions. The following points were noted during the site walk:
·       Two roads are planned, one entering from Route 35 and the second branching off in the vicinity of the current tree line. The approximate linear frontage is 1850 feet, the width is 20 feet. Both roads are dead ends. The center of the road was staked out for viewing.
·       Wetlands have been delineated; there is also a stream over which the first road would pass. It is likely that three DEP permits will be needed: one to cross the stream, one for wetlands alterations, and one for storm water run-off. These will be obtained prior to final plan approval.
·       Originally 14 lots were planned, but the application is now for 13. The existing house is on Lot 13. Part of Lot 10 is in Lyman; the house would be in Lyman and the driveway would access Route 35.
·       The Dayton lots are approximately 1-1/2 acres, with the smallest lot being roughly 60,000 square feet. Lot 10, which straddles town lines, is five acres to accommodate Lyman zoning.
·       Cisterns for fire department use have not yet been finalized. Hammerheads will be used for turn-arounds and will be large enough to accommodate fire trucks.
·       The developer expects that some clear cutting will be done to make room for houses. Some of the sites will have deed restrictions requiring trees as wooded buffers to assist in water run-off.
·       Vegetated ditches will be used to control run-off. Lots will be graded so the front of the lot slopes to the ditches, while the back of the lot may make use of the wooded buffers.
·       Tests indicate that the seasonal high groundwater table is between 18 and 32 inches on this property.

The applicant noted that she may have deed restrictions on the house sizes and may require tree line boundaries as well.

The site walk concluded at 6:50 PM.
