Dayton Planning Board
Regular Meeting
September 18, 2006

Members Present: Rick Shaw, Valerie Cole (Alt.)
Members Absent: Nancy Harriman, Dick Hall, Ron Wormwood, Derrick Vezina
Others Present: Mike Lord, Pat Frasier, Andy Morrell, Mark Walton, Deborah Bean

ADMINISTRATIVE:
Quorum was not met, no minutes were approved. A formal meeting was not conducted. The following applicants presented briefly to the members present.

NEW BUSINESS:
DEBORAH BEAN, SUBDIVISION: Mark Walton, representing Deborah Bean, presented plans for a minor subdivision consisting of four lots with two single house units. There was a question as to whether there were three or four lots; Jim Roberts determined there are four lots as the lots have been created within five years. Jim expressed concerns about wetlands in corner of property; the applicant is suggesting a cistern at that spot but a fire pond may be more appropriate.  It could be a condition that if more houses were built, a cistern would be required. The applicant intends to sell two lots so that she can rebuild her current residence across the street.

Jim indicated that wetlands would need to be delineated. The applicant was advised to call the Plumbing Inspector 48 hours before having a soil test done, and was also advised that if there are any changes to her plan, they should be submitted to the Planning Board at least a week in advance. The applicant requested to be on the agenda for October 2, 2006.

OLD BUSINESS:
PAT FRASIER, HUNTERS RUN SUBDIVISION: Pat Frasier presented a letter from BH2M indicating that he will request a waiver on the 25-foot road and will propose two 10,000-gallon cisterns. He requested to be on the October 2, 2006 agenda.

VILLAGE DISTRICT: Jim Roberts handed out a study by Amos Gay on the village district boundaries. Jim noted that the issue should be taken to the Appeals Board and suggested that the Planning Board request a hearing from the Appeals Board to determine the boundaries.

LINWOOD ACRES SUBDIVISION:  No new information.
RICK AHEARN AND JODIE AHEARN, MOBILE HOME PARK: No new information.

Business adjourned at 7:50 PM.
